dude - Punta Gorda sucks. It is boring as hell (lived there for 2 yrs.). It is on charlotte harbor, not the gulf.. You do NOt want to swim in charlotte harbor.

Florida = home of the newly wed and the nearly dead.

put it this way, I had no idea the left coast of Florida was so full of WT rednecks aside from Naples and Sarasota...and I am from Nebraska! :jump:

Pensacola Beach.... Move there. That way you are close to states that have something to do.

I have been living in Fort lauderdale for three years now and love it - great beaches - great restraunts - good nightlife - good fishing - Bahamas an hour away on my boat - very few 'coffin dodgers' - good 30+ crowd and very cosmopolitan - lots of Europeans, Aussies, South Africans etc. - also home to some of the largest and best marinas on the East coast. It is not the "Spring break" capitol of the world anymore. Trump is building here as is Hilton, W hotels, Q and many more - need I say more.

I wouldnt recommend Pensacola Beach....another 45 miles you can be in Destin and it is night and day.

We just got back from a last minute 1 week trip to the West Coast of FL. We basicly spent the whole week with a few freinds that live in Tampa looking at different towns. Here is what we thought in a quick overview:
Anything North of Tampa = Good Deals but not so sure it's for us. If you need a Great Realtor in the New Port Richey area, and I do mean Great We were lucky enough to meet John Durkin who put together a full day of house hunting with no notice. He is also a full bird in the Marine Corps Squad Leader and Top Gun Grad flying the F-18!! He truly is very helpful: http://www.thetopgunteam.com/

Hudson = New house, 3100SF, on end of Canal, 2 car OS Garage
(10ft doors) Elevator, 3 levels + roof top deck

3,617 Sq. Ft

I have never seen so many Homes For Sale. Some streets every Home was For Sale! For sure it's a buyers market. IMO for the next year is the time to steel a property in Florida. I heard stories like this a lot: House on market for $850,000, - price drop, price drop, price drop now on market for $695,000 just sold for $595,000!!
