What type of developments, residential or commercial? If it's commercial I can put you in touch with my buddy in philly, he does many huge development deals.

The plan is to do residential only. To begin with anyway...

I wonder if the bubble is going to pop anytime soon...I am sure in some areas the bubble is made out of cast iron though...

I have been watching the markets out here in Hawaii over the last year and as far as residential goes people are buying homes and selling them about 2 years later and making about 100,000-150,000. I would buy but I am scared that the market will fall out but I do not think it will be for another 5-10 years by the looks of it. My step-brother builds houses in Colorado and he seems to be doing really well too.

What area are looking into, up near you or else where? Are you looking at single or multi family development? The market down here is going absolutely nuts. Just put some water front property under contract to build about 400 high end condos. Know another guy who is about half way through the first phase of a condo development near here and he has already completely sold out of the second phase as well. The bubble will burst but if you can team up with a builder to keep your construction costs down you will be fine. Good luck and keep us posted.

single family homes, not so much in VT,NH,NY areas...

Right now I am putting in the research! All and all I am willing to absolutly work my ars off to make dreams come true.

All I can say VT is go for it. Real estate is about the best investment you can make. You don't have to be rich to make money at it but you do need the knowledge. A buddy of mine has purchase over 15 million in real estate over the past three years and the only money he has put in himself is from the profits of other deals during that time. Started out with his first purchase of a million dollar building with zero out of his pocket. If you ever have any questions, just PM me and if I don't know the answer, I will see if I can get it for you.

Networking in always a good thing. The old saying "It's not what you know, it's who you know" really comes into play here. Also, don't necessarily be afraid to cold call on property. Some of my friends have made some of the best deals of their lives calling on properties that were not actually on the market but when approached the owners decided to sell.
