Well the concrete has cured long enough so it was time to see if it fit in the new garage......

Thanks....it has more room that we had anticipated. Hopefully in a week or so it will be completed and we will be out of the mud and dirt.

If you need a copy of my plans let me know. Basically the building is 24'x36', the upper floor is about 22'x35' and is clear span.

The garage has two posts in it on the last bay to the right that support the beam. If you look close in the one photo you can see where the man door is, behind that is the stairwell that goes upstair and behind that is the full bathroom on the main level.

We tapped into all utilities so we could make the upper level into an apartment or home office. We have a 200 AMP electrical entrance. We'll do the insulation ourselves along with hanging the drywall.

The cost was $38K, once its all done with the insulation, drywall and hvac system, we'll probably have about $50K in it.

50K isn't bad at all! I am looking at maybe something a bit bigger. I would love to have the end port a bit larger. I plan to have a drainage system in place for washing/etc. the vehicles in doors if possible. Extra space would accomadate this. I love the idea of a party room/play room/extra guest room loft in the upstairs. I spent some time in architecture school before becoming a nurse, so I will probably draft the plans, but yes, I could def use yours as a guide or template. Thanks for the offer.....Jamie

The H2 wouldnt fit into the attached garage either on our home. My wife's trailblazer barely fit. So once this garage is done, we're converting the attached garage into a family room.

I was thinking about using either the green board drywall or using the OSB with the smooth side facing out with an epoxy paint on it that is water proof so I dont have to worry about getting things wet in there when we wash cars in the winter time.

I keep telling my wife we need a fridge out there for frosty cold drinks or a beer meister....i am thinking i'd get the fridge first so we'll run with that idea right now. I've got cable already out there...just need a tv....

i am leaning toward the name of "manland" for the space.....

Nice looking garage, I have a 2 car detatched now (21x25) that I want to level in the next couple of years and build a new one...... I have nearly 20 feet behind my garage to the fence line and plenty of room to go into my yard. I want to be able to fit 3 cars plus my bikes and Jet ski's in there

Make sure you coat the ends of the OSB at the joints, or caulk them up. However, it'd be best to coat all sides of the OSB before hanging to eliminate any rot issues later on.

Hey Ken....well we've got the garage insulated but havent covered the walls yet. Still have to frame out the bathroom and do the plumbing work for the bathroom. So no washing the trucks in the garage yet. It is nice to jump into a warm truck in the morning thats for sure. We have a Reznor unit heater in there. Keeps it toasty. Will probably be spring before I get around to finishing the walls.

I did get the Gladiator slat wall installed on the back wall. Its nice stuff.

Been so damn busy at the office, just havent had much free time.
